Do I Need a Realtor in Florida?

Welcome to Paradise. When I first stepped foot into our great state, somehow, I managed to go to an open house and buy a condo with no money down financed by a real estate broker in Sarasota.  It struck me, at the time, as kind of weird but, I'd been in real estate for years and couldn't imagine that a property transaction in Florida would be terribly different from a property transaction in New England. Boy, was I wrong. I wasn't clear on why the location of the ICW was important or even what the "muck" was in downtown Sarasota and why it was critical when building.  I'm also hesitant to add that I didn't understand how submerged land leases worked in the state nor why some widows or widowers didn't pay any real estate taxes at all.  And, although I am not an arborist, every developer in the state needs to have one or be able to hire one - because well, it's Florida.  Luckily, now, I have all these things on lockdown and would be happy to answer a
