What Is The Best Water Access In Florida?

Image
There used to be a debate between beach and dock owners about the best type of water access in Florida.  Serious boaters gravitated towards canal homes and beach people the beach.  That's the way it always was throughout the entire state. Times have changed. Canal homes now tend to have three or more types of water access.  The gold standard is usually, a lift for a center console fishing a large dock for a sailboat and then additional access for kayaks, canoes and paddle boards.  So now most everyone says "three is better than one!"  What do you think? For a good tour of a newer home with these three plus types of access please watch the video tour. ©  John Gaudiano http://johngaudiano.com

Are Wood Floors A Good Idea In Florida?

Image
Sometimes, people will think that because of the high humidity, that wood floors might be the second, or third choice of flooring in the state of Florida.  I understand that and having a dog I do understand the general trepidation as well.  But unless you don't have air conditioning in your home humidity is not a concern and natural, or better yet recycled wood flooring can be the best choice for your home. I don't mean to disrespect ceramic tile, I love it and have used it in my home and commercial properties as well.  It lasts for years, can take all manner of abuse and comes in a huge variety of choices.  The newer tile that looks like wood is a true break through. However, at the end of the day when you come home from work, or have guests come over there really is nothing better than....... THIS!!! At least that's one man's opinion....... ©  John Gaudiano http://johngaudiano.com

What's The Best Waterview in Florida?

I'm kind of a snob about about water views.  In fact, my favorite used to be a good night time view to buildings with lights on inside.  I have friends that have to be able to see and hear dolphins and I know plenty of people that just want a nice pond with some interesting wildlife.   Regardless of what you want if a water view, if it is the most import feature as you look for a new home, there is that view available in Florida.  In Sarasota there is one waterway with both manatees and alligators.  They don't like each other and I'm always concerned about what would happen if the alligators get too hungry.  Especially if there are kids around. One of our newest listings has this ford (pictured above) that is very fun after the rain, but to be perfectly honest; the ford negates any real navigation on the river.  So it's super fun to look at but prevents boating.  I guess that can be considered good and bad. Since I am a private pilot, I always dreamed of be
